Chinburg Properties, a development firm specializing in new construction in both New Hampshire and Maine, is proud to announce that construction is underway on a unique, $15 million development in downtown Portsmouth, N.H.
The new construction project at 233 Vaughan St. involves the creation of luxury homes for sale in the city’s North End.
The four-story, 10,800-square foot building will feature commercial space on the ground level and eight luxury homes on the upper floors. These luxury residences will average over 2,400 square feet of space, enormous windows with impressive views, balconies, private rooftop gardens, and secure, deeded parking. The fourth floor will have two private penthouse residences with public-restricted access. Each penthouse residence will feature more than 4,000-square feet of living space with balconies, patios, and private rooftop gardens.
Eric Chinburg, president of Chinburg Properties and one of the principal partners of the project, said the building is expected to be unlike anything the city has ever seen.
“It is simply the most remarkable design, located in an area of the city that is growing and has that beautiful, edgy feel to it,” Chinburg said. “It combines the ultimate in luxury and amenities within a geothermal, high-performance building.”
The Northern Tier neighborhood is the home of 3S ArtSpace and is connected by easy walking access to the waterfront amenities and downtown shops, restaurants, and cultural activities.
One of the most exciting aspects of the project is the rooftop, which will serve as a sanctuary for residents, with decks, pavers, and a built-in pool. Rooftop gardens will support storm water filtration and offer plenty of gardening opportunities for residents.
The project is also designed to incorporate geothermal energy and advanced building envelope technology that provides heating and cooling technology. This revolutionary technology will help keep the project environmentally friendly and on-target for a LEED Core and Shell certification.
The 233 Vaughn St. project team includes Carla Goodknight of CJ Architects, Verani Realty, Ambit Engineering, JSN Inc., and Petersen Engineering, with financing through Provident Bank, Portsmouth Steve Scott.
